Starting at the ridge
The ridge takes the worst of any straight line wind that comes through central Mississippi, so that is where we start. Ridge caps that have lifted, cracked, or lost their nailing pattern show up here first, well before a homeowner ever sees a drip inside the house. We also check ridge vents for cracked housings, since a cracked vent lets wind driven rain in during the kind of sideways storm that rolls through Jackson most springs.
The field of the roof
Walking the field means checking every slope for granule loss, curling edges, and soft spots that give slightly under a boot. Mississippi summers cook a shingle from above while humidity works on it from below, and that combination ages a roof faster here than it would somewhere drier. Hail bruising is its own category, since a bruised shingle can look untouched from a distance and still have lost its ability to shed water.
We press on suspect areas by hand rather than trust a photo from the ground, since soft decking rarely shows on the surface until the problem has spread.
Flashing and penetrations
Most leaks we trace back start at flashing, not the open field of shingles. Chimneys, plumbing vents, and skylight edges rely on a sealant or a step flashing detail that has to keep working through years of heat cycling, and Jackson summers push that seal through a wider swing than most roofs see. A pipe boot gone brittle is an easy fix caught early, a real problem if left through another wet season.
Attic and decking from underneath
Whenever attic access allows it, we look at the underside of the decking, since staining there tells a more honest story than the roof surface does. Dark streaks along a rafter usually trace back to a specific penetration, and a wide damp patch often points to a ventilation problem rather than one leak. An attic that cannot move air through a Jackson summer cooks shingles from underneath even with no active leak.
Gutters and drainage last
Gutters come last because a roof can be sound and still fail its job if water has nowhere to go once it reaches the edge. We check pitch, hangers, and whether the drip edge feeds the gutter or misses it during a hard rain, since a downpour like the ones common in early summer exposes a gutter that is even slightly out of pitch within minutes.
Once every part of the roof has been checked, we put it all in a written scope, photo by photo, so the answer to repair or replace is based on what we found and not a guess made from the driveway.
